Spring 2014 Homeowner’s Meeting and Dock Installation

 Approximately ten to twelve of our members and friends waded through high water and mud to install the docks on Saturday, May 10 in preparation for Summer 2014.    Thanks to all who participated.
Afterwards  about 20 residents enjoyed a small lunch and a homeowner’s meeting.  Thanks for your participation.

Muskingum Watershed Conservancy District

There has been a change in our contact person at MWCD.  Our new contact is Troy Bichsel.  You can reach Troy at 330.556.5102 or tbichsel@MWCD.org  Troy is willing to meet with us or attend our homeowners meetings. The main office is located in New Philadelphia at 1319 3rd St. NW.  Their toll free phone number is 877.363.8500.

MWCD announced a plan to reduce assessment payments from property owners beginning in 2015 because of income generated from the recent oil and gas leases. This does not directly affect us because we own the property rather than lease it. 

MWCD is continuing to work on shoreline stabilization projects and they are planning on dredging some lakes later this year.  We do not have information on whether Atwood is scheduled for dredging.

Monty and Tim have met with the representative in the past, but have not had their meeting as of this date.

Pond issues

There was some discussion over the ownership of the pond and mineral rights for that area.  We will check to see if there is a parcel number for this property.

Tim Nauman sent a message that one of the Geese-aWay devices stopped working and was replaced at no charge. 

 

Docks and dock area

Traction issues.  We seem to be getting more efficient at the installation and removal of the docks; however, there was discussion on how to improve the safety of the docks and the walkway leading to the dock fingers.  Some of the ideas presented were:  Create a railing - either rope or wood to help people on the approach; paint the approach with traction paint; purchase skid resistant tape or treads.  Adding sand to paint was also suggested as a way to deal with slippery deck surfaces.  Jody and Mike (I think) have catalogues to check on prices for these items.  The Foxes may have some anti-skid paint that they would donate for the docks.

Signage.   Mike bought and installed a last sign identifying the docks as private for the use of Glen-Marr property owners.  We discussed whether to add another sign that includes a statement on liability. 

Fall tethering rather than removal.

The dock committee will look into the possibility of tethering the docks this fall rather than pulling them completely out of the water.  It was noted that the Marinas and other homeowner associations tether rather than remove over the winter. 

Beach committee

The beach committee has not met but the issues of the retaining wall and beach improvements are still pending.  We are limited in what can be done without approval from MWCD.    Tim and Steve will contact Muskingum regarding any assistance we could get for this project which might fit under the erosion control projects the conservancy is doing on the lakes.

Misc. 

The winter took its toll on some of thetrees around the lake.  There is one tree that is near Mike Johnson’s dock that has a branch that could fall.  The conservancy needs to be contacted to remove this branch. 

Treasury

Joyce Fox reported a balance in the treasury as of April 30, 2014 of $5412.  It was approved to reimburse Miriam Wilson $40 for the food for the meeting. 

Dock stamps and new docks

Joyce reported that dock stamps have all been sent to the boat owners who have submitted their checks and applications. There are two other homeowners who have not yet submitted their applications. 

There was discussion of the need for additional slip docks for the association. We have approval for 22 slips so new boat owners can add a dock, but responsibility for paying for individual slips falls to the boat owner.  The cost of a dock is estimated to be $300 to $400 and the change in dock layout needs to be submitted to MWCD for approval. 

 

Drain

Tile pipes from 40-50 years ago have been breaking down.  We will check to see if repair of these are the responsibility of the county, the individual homeowner, or the MWCD. 

House for sale

Catherine Meyer is planning on selling her house at 1177 W. Lakeside.  If you know of anyone who is interested, contact her. 

Resident news:

Congratulations to Joyce and Monte Fox on the marriage of their daughter, Lindsay, to Steven Hutson in Florida.
Joyce and Monte are on a tour of the holy land.  We want stories.
Peck Jones is healing after a triple bi-pass in April.  Prayers for your recovery.
Lisa Adessi is healing after a tough bout with pneumonia and a lengthy hospitalization this winter.
The former King lot has been purchased by Jody and Loni Stewart.  Congratulations.

Lodge
The driving range  is open.  The Chalet has a restaurant and bar and grill which is now open.  The Par 3 is expected to open on June 15.

Carroll County
There are a number of events listed on the Carroll County web site.  http://www.carrollcountyohio.com/calendar/calendar.htm.  Check them out.  Farmers markets, community days, concerts, etc. are close and might be fun events this the summer.

Addendum:

I spoke with Troy Bichsel on Monday, May 19.  I asked him about whether we should have a separate association for the dock committee.  I described how our homeowner’s group works and he indicated that we are within the requirements for a dock association.  I propose that we do not establish another group but continue to keep the dock committee part of the Homeowners Association.  If there are no objections, we can discuss this at the fall meeting.

Troy also mentioned that there would be an informational meeting in the fall of interested dock/homeowner’s associations. We will be invited and anyone can attend.

  If we add another finger to the common walkway for a dock, MWCD would like to see the plans to update their files and reduce any confusion during the construction and installation phase.  The approval generally is automatic if we have the right to add more space.  There is a $25 expansion fee to add the additional finger.
